Performance phase 3:
User-specific design planning
The concept, consisting of sketches, initial figures and a (still rough) cost estimate and the clarification of fundamental legal issues, is followed by the design. By now at the latest, all functional relationships are coordinated. At the same time, the specialist planners are involved at this point at the latest. In the design phase, we draw up all the relevant plans, from the floor plan and sections to the elevations.
At the same time, we can use this phase to substantiate and verify the figures already available, for example on usable space and construction costs. The design is the basis for the building application.
General planning:
The planning team as a team
We have a close-knit network of engineers from all disciplines who we involve in the early stages of the project, depending on the construction task. This coordination allows us to relieve you of a large number of client tasks and reduce the number of contact persons.
We are also happy to offer you our services as a general planner. In this case, you receive all planning services from a single source and only have our office as your contractor.
Performance phase 4:
Approval planning
We take over the clarification of all relevant questions with the responsible authorities (building regulations office, fire department, monument preservation, etc.). And we submit the planning together with the necessary forms as a building application or building notification for approval.
If the legal situation is unclear, it may make sense to clarify individual planning law issues in advance in a binding manner. We then prepare a preliminary building application and submit it to the building authorities on your behalf.
Performance phase 5:
Execution and detailed planning
Thorough planning of the design and the preparation of detailed planning documents are often underestimated in terms of their scope. This partial service usually accounts for a quarter of our total service. Our execution plans integrate the specialist planning of third parties and form the basis for our service descriptions and the offers of the tradesmen.
For the construction site, our detailed plans contain the specifications for the companies carrying out the work. A good detail is about more than just design.
