We describe the tradesmen’s services in individual work steps and produce service specifications that list the components and their processing in detail. On this basis, we obtain comparable offers.
Depending on the client’s wishes and the construction project, we tender the services on a turnkey basis or by trade. This offers the advantage that the client can choose to have everything from a single source or from individual tradesmen.
Once the quotations have been returned, we compare the individual and total prices in clear price tables. We then carefully check the bids for plausibility before holding contract award discussions with the bidders in order to clarify any discrepancies before the contract is awarded and to negotiate the final terms.
Once the decisions for individual companies have been made, we prepare the orders and ensure a reliable contractual basis.
In order to achieve optimum security in terms of costs, deadlines and architectural quality, we see ourselves as the client’s representative on the construction site. As an experienced team that has already planned your project, we also supervise its realization. During the entire construction period, the projects are supervised by experienced site managers throughout Germany. Our work focuses on coordinating and monitoring the specialist companies involved in the construction.
In addition to guaranteeing technical and architectural quality, this control guarantees you optimum security and transparency of costs and the construction schedule at all times.
We always prepare up-to-date cost and schedule forecasts during planning and construction. The accuracy of these figures develops with the planning. The initial cost estimates are still based on key cost figures per square meter of gross floor area or cubic meter of gross volume. A cost calculation based on components or partial services of individual trades then provides more precise values.
In the cost estimate, we compile the results of the tradesmen’s quotations, and in the cost assessment, the figures from their final invoices.
All available figures are clearly presented in our cost tracking tables. This gives us a good tool for cost control and enables us to react in good time if, for example, the originally agreed cost framework changes due to change requests. The same applies to adherence to deadlines. Here too, deadlines are taken into account throughout the planning period and developed into coherent schedules.
