Mobility storage facility on Bülowstrasse
New construction of a neighborhood garage as a sustainable solution to the lack of parking spaces in the city center
A new and multifunctional neighborhood garage is being built at the port of Dortmund on Speicherstrasse, a so-called mobility storage facility, which we are building in cooperation with Gebr. Lensing Immobiliengesellschaft mbH & Co. KG. Planning appropriate to the location, including a space-saving ramp system, enables the largest possible number of car parking spaces with a significantly higher space efficiency than cars parked on the street. In addition to a large number of parking spaces, the new mobility hub offers other services for the harbor district that are closely linked to the primary function of the building and make parking in the district garage attractive.
From parking garage to mobility storage
The mobility storage facility in Dortmund’s Hafenquartier offers plenty of parking spaces as well as charging stations for electric cars and bicycles. Special uses located on the first floor, such as bike repair stations, e-scooter rental, a café and a flower store, are useful additions and serve not only the users of the car parking spaces, but above all the entire neighborhood as a bundled service center for mobility.
A usable roof area will be created on the top parking level, which will serve as a green rooftop park and provide space for sports activities that will also benefit the entire neighborhood. The rooftop park is accessed via the external staircase integrated into the façade along the front of the neighborhood garage. All these services complement the primary use as a neighborhood garage and transform the building into a mobility hub that appeals more to the interests of neighborhood users than a pure destination as a car parking space.
Façade as a quality enhancement for the urban space
The innovative district garage at Dortmund harbor is enveloped by two different façade typologies. In the northern section, the building envelope consists of vertical pilaster strips to which horizontal slats are attached to reduce glare and plant troughs for greening the façade. The southern head of the mobility hub, on the other hand, will have a light and transparent-looking expanded metal façade, which will also be covered with plant troughs behind it. The façade, which is atypical for a multi-storey parking lot, has ecological advantages thanks to the extensive greening, but above all the building has a special presence and thus does justice to its multifunctional use as a neighborhood garage, mobility station and social meeting place.
Mobility storage and energy storage
The generous supply of charging points for electric cars and electric bicycles and thus the support of low-emission mobility can only be guaranteed if the energy required for this is obtained from sustainable sources. For this reason, the district garage has a transparent PV roof that generates climate-neutral charging electricity over an area of approx. 1,000 m². The building will also have a cistern to collect rainwater and use it to irrigate the greenery on the façade. Quick and uncomplicated demolition can create new space for other uses if the need for parking spaces decreases.
