Pioneering office ensemble
In the middle of the old steelworks site on Phoenix West, directly between Warsteiner Music Hall (formerly: Phoenixhalle) and the historic blast furnace, the first two components of a future-oriented office ensemble have been completed. The PhoenixWERK blends naturally into its historical surroundings and at the same time creates a prestigious working environment for its users. Sustainable construction, state-of-the-art technology and high-quality materials are key features. We can respond to the individual wishes and requirements of tenants and investors. Gastronomy units on the first floor, the landscaped inner courtyard, roof terraces and a large number of parking spaces are additional plus points.
Equipment
Façade: A characteristic, high-quality clinker brick façade based on the historic Phoenixhalle. Light-flooded, flexible room layout thanks to the generous window front.
Sustainability: In addition to a resource-saving construction method, economic and ecological operation is particularly important. A KfW 70 standard is therefore achieved by undercutting the current Energy Saving Ordinance.

Planning according to the BIM method
Entrance: The entrance is representative and barrier-free – with a direct passageway to the shared inner courtyard.
Elevator: A wheelchair-accessible eight-person elevator across all floors.
Spatial quality: The building is 14.75 m deep. The offices have a clear height of a generous 3.0 m. The payload is 500 kg/m.
Axis grid: The grid dimension of 1.50 m allows the office floors to be subdivided economically and in a variety of ways to suit your individual requirements. You decide whether you want cellular, combined or open-plan offices.
Room partition walls: The partition walls are double planked for optimum sound insulation of the office rooms.
Natural ventilation: The building is ventilated naturally via windows that can be opened. It also has mechanical ventilation in conference and meeting areas.
Sun protection: External, electrically operated sun protection. Individually controllable
Locking and burglar alarm system: Electromechanically controlled locking system for the main entrances to the building with access control system via card/chip. The rental units are pre-equipped for an access control system.
Electronics: Electrical supply to the workstations via floor tanks. Task area lighting with louvre luminaires and recessed luminaires. Stairwell and WC lighting is controlled by presence detectors. IT and telephone cabling according to tenant’s requirements.
Cooling: Cooling via VFR systems (split air-conditioning units) possible at the tenant’s request. The installation is already centrally pre-equipped.
Heating: The office floors have underfloor heating that can be controlled room by room.
Flooring: The floor covering can be freely selected in consultation with the tenant. The rental price includes a hard-wearing, high-quality carpet made of needled fleece in the office and corridor zones. The tenant can choose the color according to the sample catalog.
Ceilings: Acoustically effective suspended grid ceilings on the office floors.
Sanitary facilities: The toilet facilities will be equipped with visually appealing, high-quality branded products. Wall-hung WCs and urinals with concealed wall-mounted taps and wall-hung washbasins with single-lever mixer taps. All accessories in high-quality stainless steel or chrome finish.
Kitchenette: High-quality kitchenettes, on request with matching base and wall units, built-in kitchen appliances (fridge, microwave, dishwasher), stainless steel sink with single-lever mixer tap. Splashback made of high-quality tiles, floor covering made of porcelain stoneware tiles.
Advertising: Individual advertising options are planned within the framework of the design statutes of the City of Dortmund and the consideration of a uniform advertising concept for the building.
Parking: A total of 154 parking spaces are available in the parking garage belonging to the ensemble. These can be rented individually by the users. 207 additional parking spaces are planned in the parking garage.
With increasing mechanization and regulation, construction is also becoming more and more complex. As architects, we use our holistic understanding to coordinate the various specialist disciplines and bring them together like a conductor as general planner or as primus inter pares of an integral planning team to achieve a perfect result.
As generalists, we are required to recognize and scrutinize conflicting objectives and develop the appropriate solutions. We see this as our obligation to the client.
PhoenixWERK is an example of our holistic approach and working methods. We have developed a feasible project from a vision. With a clear concept, we were able to win over the city of Dortmund and all the partners involved. We have overcome hurdles in building and planning law, noise protection and technical building equipment with expertise. In addition, as mediators, we weighed up the different requirements of the owners’ and developers’ associations and led them to the best result in each case. And on the construction site, too, we manage everyone involved with a great deal of discipline and a spirit of partnership.
