The campus-like concept of the PhoenixWERK office ensemble at Dortmund’s Phoenix West technology and service location is complemented by the associated parking garage on the eastern part of the construction site. It was completed in 2021.
The entire office ensemble is designed in such a way that it can be gradually densified. The parking garage can also be extended at a later date with the internal densification of the office buildings. While 155 parking spaces were created in the first construction phase, there could be up to 360 parking spaces in the second phase. The parking garage currently consists of five levels on 4,850 m²; up to eleven levels are conceivable in the future.
By concentrating the parking spaces, the parking garage guarantees freedom from cars on campus. It also offers potential parking space for the cultural events taking place in the area in the evenings. Barrier-free parking spaces for cars and women are located near the exit on the lowest level. Lighting via presence detectors and continuous video surveillance within the building ensure security.
In addition to being used as parking space, an access-secured room guarantees weatherproof parking for employees’ bicycles. In addition, there are disposal rooms for the companies and restaurants located in the PhoenixWERK.
Access to the parking garage is via Hochofenstraße. It guides drivers into the garage at the edge of the future inner courtyard. The main staircase for pedestrians is located on the northwest corner with direct access to Phoenixplatz. This guarantees short distances to the individual office buildings.
The main supporting structure of the parking garage is a steel skeleton construction. The two stairwells were built in reinforced concrete. From the outside, the parking garage impresses with the combination of a perforated clinker brick façade – a filter masonry – with profiled glass elements. By alternating between open and closed façade sections, natural and necessary ventilation can be ensured. This made it possible to dispense with a separate ventilation system; the parking garage thus meets the requirements for a large open garage. The low height and gradation to the east form the transition to the adjacent buildings along Hochofenstraße to the east. Closed façade sides provide sound insulation for residents.
As with the entire ensemble, which will ultimately consist of a total of five building components after the future construction phases, the brick material is also a link in the parking garage in two senses: on the one hand, the material connects all the buildings and the common base to form a homogeneous, self-contained unit; on the other hand, it quotes the industrial heritage of the location (a former steelworks site in the south of Dortmund) without imitating it. The parking garage thus continues both the architectural language and materiality of the main building and is therefore an equally important component of the ensemble. In its entirety, this is then more than the sum of its individual buildings for the public and the company.
